Home Seller Open House Checklist
The following is a list of suggested or recommended open house and home showing tips. This is a general list and not all items may be appropriate for your home.
Curb Appeal
- Park your cars down the street or in the garage away from the driveway and front of house to give the buyers a clear picture of the home.
- Remove any front lawn debris, empty planting pots, toys, trashcans, pet debris, etc.
- Garage doors should be closed and front door open.
Interior
- Quickly go through the home and pick up any left out items such as toys, clothes, books, magazines, dirty dishes, food, etc.
- Turn ON every light in the home and light candles (only in safe areas when you know your realtor will be there to watch them).
- Open all window blinds and coverings for maximum light (unless there is privacy or view issues).
- Wipe down all kitchen and bathroom counters.
- Remove all electrical devices from kitchen counters and place in cabinets.
- Do a quick vacuum of high traffic areas.
- Fluff couch pillows, place a throw strategically, organize coffee table.
- Light a fire in the fireplace if appropriate.
- Close TV cabinet doors.
- Set out dress towels in bathrooms.
- Toilet seats should be down.
- Fluff beds and pillows in all bedrooms.
- Have music playing on low (use cable tv to keep it consistent throughout the entire home). Choose music that is soothing and will enhance the buyers experience.
- Always have fresh flowers on hand and place them throughout the home (particularly in bathrooms, bedrooms and entry hall).
- Bake chocolate chip cookies in oven and give to guests along with a pitcher of lemonade on tray and/or coffee brewing on tray.
- Ideally have windows open but make sure the home is comfortable temperature wise.
- All ceiling fans should be on low.
- Air conditioning or heating temperature should be very comfortable, preferably on the cool side so buyers will want to stay longer.
- Remove any pet dishes and litter boxes from the home.
- Empty all trashcans throughout the home, but especially the kitchen.
